What to check before buying property in Montenegro
Title deed, permits, debts and the notary contract: four things we check before any deposit.
Buying property is the biggest purchase most people make, and in Montenegro it pays to check the paperwork early. This is what we look at before a client pays any deposit.
Title deed
The title deed (list nepokretnosti) from the cadastre shows the owner, the registered area and any encumbrances, such as a mortgage or a note of a dispute. It has to match what the seller is offering you.
Permits and legalisation
For houses and apartments we check whether the building has a use permit or is going through legalisation, and whether everything you see, such as an attic or a terrace, is registered in the cadastre.
Debts and running costs
We ask for confirmation that there are no unpaid electricity, water or property tax bills, so you do not take them over together with the keys.
The notary contract
A property sale contract is concluded before a notary. Payment goes through a bank, and after signing an application is filed to register the new owner in the cadastre.
If you have a property in mind, send us the details and we will go through the documents with you.
